NEXT Real estate office
Design office of global commercial real estate and project management firm NEXT. NEXT has a plan to expand not only in United States but globally in Europe and Asia in the next five years. Recently, they expanded to a brand new location in Denver, Colorado and need to design their new office.
CONCEPT & DESIGN
Focused on ‘the work of finding people homes’, all work is related with the house, so my office design is inspired by the home/house. The roof element in the office, which symbolic of the HOME, is also part of the logo of NEXT Company. It gives the comfort and friendly feeling that people will always feel safe in their home. Spaces with lowered ceiling provide a more intimate setting. Just as there are various types of spaces in a home, there are various types of workspaces in an office. Throughout the entire space, I used a yellow, to make people happier when they find a new home, and give more vitality to employees who are working in this office.
NEXT is designed to separate two suites not only by distance, but also by function.
Suite 150 is open to everybody; employees, Dallas employees, guests, and clients. Suite 100 is the space more for employees both of Denver and Dallas.

RECEPTION
The reception provides a comfortable lounge area for waiting. The open floor plan, allows you to see the large conference room and Virtual Reality area that adjancent to the reception area.

WORK CAFE : Suite 150
Suite 150 café is not only for eating and drinking, it is also used as an open work area. A larger dining area provides a group work setting. It works as a presentation event space, and also can have more relaxed conversation space with clients. There is also a patio with putting area, so employees can enjoy golfing and games.

Suite 100 is for employees only, so they can enjoy lunch in this space. Also, they can do quick meetings with other co-workers or guests.

OPEN OFFICE : Suite 150
Suite 150 is the open office for more brokers, property management, and administrative support who are not staying in office a lot, and who need to move their workspace a lot for the client. So the desk settings are more open to use or leave easily.

Suite 100 is for more management, project manager, and transaction manager. They will stay in the office more than suite 150 workers, and working personnel who do costing. So, their working area is more private than suite 150 by adding privacy screens.
OPEN WORK SPACE
I have shown diverse settings in the open work area; there is individual workspace, but also group meeting space. The group working area can be used as a small client meeting or co-workers collaborative meeting.

All house shaped meeting rooms in suite 100 & 150 are build with a glass front.
Small meeting room in suite 150 have a shelf on the exterior for catalog and display. Medium meeting rooms are more open with glass between wood slats.

A large conference room allows for group meetings between Denver and Dallas employees.
